This Indenture dated the Twenty third day of December Anno Domm one thousand Seven hundred & Ninety five Between John Mohler of Cocolico Township in the County of Lancaster and State of Pennsylvania yeoman and Ann his Wife of the one part and Henry Mohler of said Cocolico Township in the County of Lancaster and State of Pennsylvania yeoman of the other part Witnesseth that the said John Mohler and Ann his Wife for and in Consideration of the sum of six pounds lawful money of Pennsylvania to the said John Mohler well and truly in hand paid by the said Henry Mohler at and before the ensealing and delivery of these presents (the receipt and payment he the said John Mohler doth hereby acknowledge and thereof and of every part and parcel thereof doth acquit and for ever discharge the said Henry Mohler his Heirs and Assigns by these presents have granted bargained sold aliened enfeoffed released and confirm'd and by these presents do grant bargain sell alien release enfeoff and confirm unto the said Henry Mohler his Heirs and Assigns All that Certain small Piece or Parcel of Land situate lying and being in Cocolico Township aforesaid bounded & described by the lines and courses as follows to wit Beginning at a stone in a line of John Landes's Land thence extending by the same South sixty degrees West four perches to a Stone thence by the said John Mohler's other Land South nine degrees and a half East two perches and a half to a stone North sixty seven degrees East four perches to a stone and North thirteen degrees West three perches to the first mentioned Stone and place of Beginning containing Ten perches and a half of Land (It being part and parcel of a larger Tract or Piece of Land containing nine Acres and one hundred perches of Land and Allowance which Daniel Bowman and Jacob Keller Executors of the Last Will and Testament of Henry Mohler (Father of said John & Henry Mohler) late of the same place deceased in pursuance of the said last Will by their Indenture dated the 26th day of December Anno Domini 1786 for th Consideration therein mentioned granted & confirmed (among other Lands) unto the sd John Mohler (party hereto) in Fee as by the said Indenture may appear) Together with all and singular the Houses Out Houses Edifices and Buildings thereon erected and built and all Ways Woods underwoods Waters Watercourses Meadows Orchards Gardens Profits Commodities Advantages Emoluments Hereditaments and Appurtenances whatsoever to the same belonging or in any wise appertaining and the reversions and remainders rents issues and Profits thereof and also all the Estate Right Title Interest Use Trust Property Posession Claim and Demand whatsoever of them the said John Mohler and Ann his Wife of in and to the same or every or any part thereof thereof and also all Deeds or Copies of Deeds Evidences and writing touching or concerning the same or any part thereof & now in the Custody & Possession of him the said John Mohler or which he can or may come by without suit at Law or Equity To have and to hold the said ten perches and a half of Land Hereditaments and Premises hereby granted with the appurtenances unto the said Henry Mohler his Heirs and Assigns To the only proper use Benefit and Behoof of the said Henry Mohler his Heirs and Assigns forever Under & Subject to a Proportionable part of the yearly quit rent (if any) now due and hereafter to become due and payable for the same to the Chief Lord or Lords of the Fee thereof And the said John Mohler for himself & his Heirs Executors and Administrators doth covenant promise and grant to & with the said Henry Mohler his Heirs & Assigns that he the said John Mohler and his Heirs and all and every other Person and Persons his or their Heirs any thing having or claiming in the said Premises above granted or mentioned or intended so to be or any part thereof by from or under him them or any of them shall and will from time to time to time and at all Times hereafter upon the reasonable request and at the proper Costs and Charges of the said Henry Mohler his Heirs and Assigns make do and excute or cause and procure to be made done and executed all and every such further and other Lawful and reasonable Act and Acts Thing and Things Conveyance and assurances in the Law whatsoever for the further better more sure and perfect granting conveying and assuring of all and Singular the said Premises with the appurtenances unto the said Henry Mohler his Heirs and Assigns forever, As by the said Henry Mohler his Heirs and Assigns his or their council learned in the Law shall be reasonable advised devised or required And the said John Mohler for himself and his Heirs the said Ten perches and a half of Land as above described and Premises unto the said Henry Mohler his Heirs and Assigns against him the said John Mohler and his Heirs and against all and every other Person or Persons whatsoever lawfully claiming said Premises or any part thereof by from or under him them or any of them shall and will warrant and forever defend by these presents In Witness whereof the said Parties to these Presents have interchangeably set their Hand and Seals thereunto Dated Received on the day of the date of the above Indenture of and from the above named Henry Mohler the sum of Six pounds lawful Money of Pennsylvania in full for the consideration money abovesaid John Mohler Witness present at signing Peter Margin John V. Deshong Lancaster County ss on the Twenty Third day of December Anno Domini One thousand seven hundred and Ninety two before me the Subscriber one of the Justices of the Peace in and for said County personally came the abovesaid John Mohler and Ann his Wife & Acknowledged the above Indenture to be their Act & Deed & Desired the same may be recorded as such In Witness whereof I have hereto set my Hand and Seal this Day and Year aforesaid Peter Martin (Seal)
